THE STORY

Duplex flats that would broaden market capture for a 15-product neighborhood dominated by single-family detached homes. Blending high density and progressive urban aesthetic with traditional detached elements was a key challenge.

  • Flat roof and simple, clean massing deliver contemporary urban feel. Side-by-side plotting strengthens estate presence, with lower level unit entry and 2-car garages at the rear.

  • Stone entry enrichments and selective use of hip roof form integrate with stucco and wood palette. Metal railing and eyebrow details bring enlivening nuance to the streamlined presentation.

  • Expansive duplex flats optimize high-density format, focusing on outdoor views and access, maximizing functional spaces and minimizing circulation square footage.

  • Lower unit offers an inviting courtyard, kept open and private by an upstairs unit setback, which is enhanced by stair location and smaller windows that turn their backs on this outdoor room. Views to graciously large deck off great room arrival offset the compressed entry for the upstairs unit.

  • Differentiated by size, social zones and outdoor spaces, both plans are distinctly upscale, with expansive activity hubs, den retreats, elegant master suites and luxury amenities. Attainable pricing strengthens their appeal in a diverse market.
