THE STORY
Located near the bustling intersection of South Santa Anita Avenue and West Live Oak Avenue in Arcadia, CA, Miren offers a creative solution for a small infill site previously occupied by a local church. To create a seamless transition in density and product for the city, the community consists of 2-story single family homes. A cluster design was plotted on the south side of the site to offset the adjacent townhomes, and small lot residences placed on the north side of the site neighbor conventionally loaded homes. Characteristic of the city, Miren retained large tree lines that influenced the overall site and home design. Special attention was paid to the front street facing homes on South Santa Anita Avenue with four-sided architecture as a priority, so secondary front doors were placed to engage the lively street.
Miren is aimed towards buyers seeking an elevated lifestyle with a plethora of amenities, including a gated community entrance, half-acre neighborhood park, and spacious backyards. The Cottage and Contemporary Farmhouse architecture is supported by neutral-toned stucco, wood, and stone elements. The floorplans offer flexibility to respect the layout of the site and to adapt to the orientation as a small lot or cluster home.
